Role Overview

The Project Director / Senior Project Director is responsible for providing strategic and operational leadership for large-scale commercial construction projects. This role carries full end-to-end accountability for planning, execution, cost management, safety, quality, and timely delivery. The position requires close coordination with clients, consultants, Project Management Consultants (PMC), contractors, vendors, and statutory authorities, while ensuring alignment with organizational objectives and compliance requirements.


Key Responsibilities

Overall leadership is required to ensure successful delivery of assigned commercial construction projects from inception to handover. Responsibilities include detailed project planning, scheduling, execution, monitoring, and control across all phases of the project lifecycle.

The role involves overseeing project budgets, cost controls, contracts, and financial performance, while proactively identifying and managing project risks. Regular monitoring of milestones is essential to ensure timelines are met, issues are resolved promptly, and corrective actions are implemented where required.

Strong coordination is expected with clients, consultants, PMCs, contractors, and regulatory authorities to ensure smooth execution and alignment across all stakeholders. Compliance with safety norms, quality standards, statutory requirements, and internal policies must be ensured at all times.

Leadership of senior project teams and site leadership forms a critical part of the role. This includes mentoring, performance management, and ensuring effective collaboration across functions.

The position also oversees project close-out activities, including testing, commissioning, documentation, and final handover, ensuring all deliverables meet contractual and quality expectations.


Skills & Competencies

  • Strong expertise in execution of large commercial and high-rise construction projects

  • Excellent leadership, decision-making, and stakeholder management capabilities

  • Deep understanding of construction methodologies, quality systems, contracts, and safety practices

  • Strong commercial and risk management acumen

  • 23+ years of experience in commercial or large-building construction

  • Proven ability to lead large teams and manage complex stakeholder environments

  • Hands-on experience in end-to-end project delivery from planning through commissioning and handover
